Agent will not rent to a guest knowly under the age of 18 years.
Agent will ecept Money Orders, and checks drawn on a
institution only.
Confirmation of the reservation will be mailed, faxed, or e-mailed to
the Guest(s) upon complete reservation.
set rental rate, including sales tax, and aminium $30.00 (or as stated)
cleaning fee for overnight rentals.
CHECK-IN is 2:00 pm. Guest will not be provided with the keys until the proprety is ready for occupancy. Agent will use its cleaning services to have the property ready and available to guest(s). Agent will make every effort to have property avialable at the time of check-in. However, Agent cannont gaurantte exact time of occupancy.
CHECK-OUT times will be enfornced so that the Agent has adequete time to clean and prepare the property for the next Guest(s). Unless prior arrangements have been made with agent the property the Guest(s) will vacate the property and return the keys by 12:00 pm.
In the event the Guest(s) fails to vacate the property and return the keys by the check-out time, a 1 night rental charge will be assessed to the Guest(s).
Agent shall exercise due diligence to ensure that the guest(s) permitted to occupy the rental property does not exceed more then the law allows. Local regulations specify that two people per bedroom are allowed. Occupancy is limited to resigtered guest(s) only. If in violation, Guest(s) may be asked to vacate the property, at the Agents discretion.
CANCELATIONS
A 48 hour cancelation notice is required for nightly rentals. Reservations for Special Events, Holidays, and bookings of one week or longer require a 15 day canceltaion notice. if Guest(s) cancels with-in 15 days prior to the reservation there will be no cancelation fee. However, If the cancelation occurs after 15 day period prior to the reservation the cancelation fee will be ½ of the total rental booking.
RESERVATION CHANGE FEE
Any reservation requiring a date or property change are subject to
a $25.00 rescheduling fee. Any changes must be made prior to THE 48
hour cancelation period for nightly rentals or 15 day cancelation period.
ALCOHOLIC BEVERAGES/ ILLEGAL DRUGS
Illegal drugs are prohibited. No drinking of alcohol by person(s) under the leagal age of 21. in the event that the Agent is informed of drug use or that a Guest(s) under the legal age is drinking or there is an arrest made at the property for underage drinking the rental aggreement will be terminated with no refunds given.
PETS
unless authorized by Owner all properties are no-pet(S). Pet limits are to be determined by the Owner and specific pet policies and rules will be outlined and presented to the Guest(s), such rules will includ but are not limited to City Ordinances and Laws pertaining to leashes and picking up deposits after pet waste. We will not allow Rottweilers, Pit Bulls, and Doberman Pitchers or any other dogs having known vicious tendencies. Most home Owners policies have a clause excluding these aminals.
LINEN
A basic suppy of linen will be provided for each property. toiletriey items such
as soap(s), Toilet tissue, and trash bags will be suppled.
CLEANING
Guest(s) are required to leave the property in the same general condition it was in upon arrival. Upon departure Agent will have the property cleaned, dusted, vacuumed, sanitized, linens will be cleaned; beds will be made and towels replensished.
DAMAGES
An Inspection or walk through will be done on each property after
check-out or during cleaning to ensure the property is left in good
order. Loss of items, as well as damage to the property or
furnishings in EXCESS OF
ACTS OF GOD
Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites.
